Maintains, repairs and replaces HVAC and refrigeration system and its components including chillers, cooling towers, chill water pumps, air handling units, boilers, vent fans, etc.; repairs, replaces and calibrates both digital and pneumatic HVAC control devices; monitors, repairs and replaces electrical system associated with HVAC and refrigeration systems including variable frequency drives; performs test and balance inspections on air systems; performs a variety of construction/installation repairs and alterations on HVAC systems; operates power tools and equipment such as drill press, threading machine, grinding machine; utilizes proper body mechanics to move equipment and supplies, weighing up to 50 lbs., in performance of assigned duties; operates motor vehicle as necessary to complete assignments; requires minimal supervision to safely perform essential functions; utilizes assistive devices or seeks assistance to move equipment greater than 50 lbs.; climbs ladders and scaffolding and navigates confined, obstructed, and difficult to access spaces and equipment while performing assigned duties; distinguishes color coded wiring; reads blueprints and schematics to determine location, size, capacity and types of components needed to repair equipment and/or systems; utilizes appropriate hand and power tools for repair and installation of equipment; communicates and uses appropriate customer relation skills with physicians, patients, families and other hospital staff in person and via telephone; responds to overhead pages, digital pagers and two-way radio; uses radio in the proper manner when communicating and answers in a timely manner; maintains accurate and complete records by: completing requisitions for purchase of materials with proper pricing, documenting and reporting all data on preventive maintenance, logging proper readings on all equipment from energy management system, documenting unfinished items, parts ordered and estimated date of completion; accepts and completes all duties positively and without conflict; cooperates, helps others and improves the performance of the department as a team; completes all mandatory unit, educational and hospital requirements; utilizes cost-effective practices in performing all aspects of the job; adheres to current Infection Control and Safety Standards; regular and prompt attendance; ability to work schedule as defined and overtime as required; related duties as required.
