Union Mobile Route Engineer

Mobile Building Engineer: Performs minor to complex preventive and corrective maintenance, repairs and installations of electrical, mechanical, plumbing and/or HVAC equipment, machinery and controls located in the interior and exterior of multiple smaller scale branch buildings. Working under general direction of the Chief Engineer/ Supervisor, monitors building system operations and performance. This is a Union Position and applicant must be willing to become a member of the local Stationary Engineers Union.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Complies with all applicable codes, regulations, governmental agency and Company directives and policies related to building operations and Work Safety.
Completes ongoing monthly safety training and OHSA 10 hours training.
Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, which may include: mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.
Maintains the professional appearances of the property, equipment, engineering spaces, and common areas.
Maintains the building lighting system, including element and ballast repairs or replacements.
Maintains adequate supplies and tools and orders necessary materials to complete all tasks.
Must be able to Lift a minimum of 50lbs, and safely handle an extension ladder.
Must possess a valid driver's license, and an acceptable driving record. Completes monthly ongoing safe driver training
Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
Oversees and inspects work performed by outside contractors, and reports problems and deficiencies to Chief Engineer/ Supervisor. Contracted work may include remodeling, HVAC, plumbing, electrical, and vendor escorting. Ensures that all contractors are using safe work practices at all times.
Performs work in compliance with standard operating procedures and/or critical work packages, and maintenance work instructions.
Performs specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, welding and locksmith tasks.
Performs inspection of building systems including fire alarms, HVAC, plumbing and electrical.
Uses IPad and Smartphone for work order system, email, ESS and training.
Must Possess Universal CFC Refrigerant Certification.
Responds to emergency situations and customer concerns. Performs other duties as assigned.
No formal supervisory responsibilities in this position, Reports to Chief Engineer/ Supervisor. Provides informal assistance such as technical guidance, and/or training to coworkers.
EDUCATION and EXPERIENCE
High school diploma or general education degree (GED) and eight or more years experience in electrical systems, refrigeration and/or HVAC. Or equivalent combination of education and experience.
CERTIFICATES and/or LICENSES
Universal CFC certification required. Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
Requires knowledge of financial terms and principles and to understand operating budgets. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis.
Ability to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Uses personal computer and / or PDA for work order system, email, ESS and training. Basic skills with Microsoft Office Outlook. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
